Attic insulation in Bel Air South MD - sealed first, so the upstairs stays comfortable
Hot bedrooms upstairs and a power bill that keeps climbing usually start in the attic. We seal the gaps first, then insulate.

Why is the upstairs so hot, and is the attic to blame?
Attic insulation in Bel Air South, MD is sealing the air leaks through your attic floor and then adding insulation over them, so the rooms below hold their heat in winter and their cool in summer, and your heating and cooling bills come down.
Most calls start with a bedroom over the garage that never cools off, a drafty hallway or a power bill that keeps creeping up. When I go up the hatch, I usually find a few inches of old, settled insulation and plenty of gaps nobody sealed. We've been doing this at Bel Air South Spray Foam Insulation since 2017, across Harford County and into nearby Baltimore County, and I'll tell you straight if a top-up isn't worth the money.
The price turns on the size of the attic, how many inches are already up there, whether old insulation has to come out first, how much sealing the floor needs and which material we use. The schedule hangs on mostly the same things, with removal and sealing taking the most time, and I walk you through both for your house at the estimate.
- Covers the attic floor over your living space, the hatch, and the room over the garage.
- Sound old insulation can stay, while damaged material or anything full of droppings comes out first.
- Your estimate covers the whole attic, not just the easy middle you can see from the hatch.

Our installers do the work
Our installers work in the order we talked about, sealing first and insulating after, and I check in on the job while it's going. If they turn up electrical, plumbing or heating work, we bring in a licensed trade for that part.
We walk the finished attic

How much does attic insulation cost in Bel Air South, MD?
Attic insulation installation in the Baltimore metro area usually costs about $1,800 to $2,600 per job, and that's the going rate around here, not our quote. Where yours lands depends on the attic's size, how much is already up there, whether old material has to come out and how much sealing the floor needs. I give you a written estimate after I've seen your attic, so you're working from your own number.
Should air leaks be sealed before adding attic insulation?
Yes, in an existing vented attic every gap through the attic floor should be sealed first with sealant, spray foam or rigid blocking, and then the insulation goes in. Insulation slows heat but doesn't stop air, so an open gap keeps pulling air right through the new material. When you compare bids, check that each plan puts the sealing ahead of the insulation.
Is it safe to air seal my attic if I have a gas furnace or fireplace?
It can be, once you've worked out how much fresh air the house needs, both for healthy air inside and for furnaces, stoves, ovens and fireplaces that burn fuel. A tighter attic means less air sneaking in, and those appliances need enough of it to burn and vent properly. That's why I ask about them at the estimate and plan the fresh air check before anything gets sealed tight.
What is the best way to choose between blown cellulose and fiberglass for an attic?
The best way is to compare how much each one insulates per inch and how deep each bid says it'll go. One independent insulation site puts blown cellulose at R-3.2 to R-3.8 per inch and blown fiberglass at R-2.2 to R-2.7, and the higher that R-value, the better the material slows heat. So fiberglass needs more depth to match, and you can ask every bidder which material they'll use and how deep they'll blow it.
Who can sign a home improvement contract in Maryland?
Only contractors licensed by the Maryland Home Improvement Commission can contract with a homeowner for home improvement work. It's worth checking before you sign, because the state's Guaranty Fund covers only work by licensed contractors, and it repays up to what you paid the contractor, capped at $30,000. We're licensed and fully insured.
How long does attic insulation take, and do we have to leave the house?
The time our crew spends in your attic turns on how much sealing the floor needs and whether old insulation has to come out, and with blown-in work you can usually stay home. I'll tell you what to expect for your attic at the estimate. Spray foam is different because it comes with a re-entry time, the wait before you, the kids and the pets can come back inside, and the foam maker sets it.
